We have purchased a stone cottage up-north in Michigan and are considering a metal roof because it can withstand the snow load less chances of ice-damming and the longevity of the material. A few questions arise. Would the vertical panel be most appropriate? How does the paint/finish hold up? If we were to have tree sap dripping on it would that cause a chemical reaction? If it would need painting at what age would you expect that to occur? Is there a paint that would then last or would you have problems with pealing? Would the metal get dents from people stepping onto it? Also if our roof has 2 vaulted ceilings with no attic is there a special insulation application? Thank you for your help.

Aluminum and copper are softer than galvanized steel so they may be more prone to denting from hail than the equivilent galvanized thickness. I don't know if you have sourced a standard dormer vent however you do have the option of going to a specialty sheet metal shop who could fabricate one out of thicker pre painted steel. Typically they are not much more money but may take a bit of research to find a local shop as they typically do not advertise.

First I would recommend that in re roofing you look at the ventilation to bring it up to code and any insulation upgrades that you may want to do. Most metal systems can easily accomodate these upgrades. As you have vaulted ceilings this is a strong consideration as you do want to alliminate any potential ice daming if you use it in the winter. I would look at adding in up to 2" of styrofam insulation and choose a reflective roof coating. I would choose a style of roofing that you like and fits the architecture. Have a look at out photo gallery. As to walkability, most sytems are resistant to dents unless you buy a light gage vertical rib sheet. There are many good quality finish sytems out there. In paint the best is a PVDF designated as a Kynar 500 or a Hyplar 5000. Next best is a SMP ( Syliconized modified Polyester). Specify both with ceramic pigments. The PVDF is typically offered with a 30 year coating warranty and the SMP with a 25. Both these sytems meet MCA certified products. Also there are the granular coatings that provide a more natural look and are typically used on panel type sytems.

Thank you for your advice. Since posting my question, I have found a sheet metal fabricator who will duplicate my dormers in .24 guage galvanized steel. We'll send them for powder coating to have a heat bonded paint finish. Lauren
