I am helping my Sister -in- Law purchase a 4 year old home that has a metal roof.. At first glance the roof just doesn't seem to look installed right.. What first concerned us was the lack of end closures and what looks to be spay foam sprayed in the ends.. We can tell that some of the foam has fallen out, leaving it open to moisture and insects to enter attic. Owner informed us that was done temporarily until gutters were installed. And besides the attic needs Ventilation you wouldn't wont a tight seal..
We have talked with the roof installer who knew very little about this type of metal roofing prior to installing. He informed us that the roof came from California and was left from the building of a local Cosco store. The Owner/seller hired him to install it. We did have another Contractor do a roof inspection .He said it looks to be a Gibraltar product . In his inspection he found
serveral problems he said that there should be a drip edge that extends over the fascia board, it sould also have a inside closure and butyl tape or sealant not spray foam. And the valley should be a min 6" off the middle of the valley. He also notice that it should have inside closures and tape or sealant not sprayed foam. Rake trim needs end closed. and the ridge vent was installed up the hips of the roof system and should only be installed on the top of the ridge.He also notice that it didn't have any closures of any kind.
He recommend the roof be removed and re-installed
to correct the problems.. Now The only leak found was in one valley. would you say if it not leaking every where else then the roof will pobably be fine in the furture?

I would not go on the assumption that leaks will not develop in the future. It does sound like the installation quality is marginal at best. If you would like, email me some pictures and I can render a better opinion.
