We have a metal barn that we are building a small apartment inside. I am getting some leaks in areas, not were the apartment is localed, but am worried that some might also develope where the apartment is located. The leaks are coming in around the screws/nails. I have access and can seal with silicone, but was wondering if there is any kind of spray on sealer I could get that would stop/prevent leaks over the apartment area? This will be a do-it-myself project. Any help would be greatly app.

I do not have any personal experience with them but there are elastomeric coatings available for metal roof restoration.
If you do an internet search for Metal Roof Restoration, you will find a host of options.
