Hello! I own a mid to late 80’s model 3/2 manufactured home near Galveston Texas. The home was completely remodeled about 3 years ago. Everything inside the home was reconstructed with new materials except the ceiling in the hallway, living room, kitchen, one bedroom, and master bath and closet. There has also been a been a new metal roof installed over the existing metal roof. A couple of months ago, we noticed condensation forming in the light fixtures and constantly dripping out. There has also been brown water marks and mildew/mold forming at the edge of the ceiling where it meets the wall and is damp. There is also a spot in the ceiling in the hallway that is damp where the air conditioner return air cabinet is. There have been vents installed in the roof and also gable vents as well as a solar attic fan installed in the roof. We have also put a dehumidifier inside the home. The air conditioner runs constantly on 70 but seems to short cycle at times running for 10-12 min the cuts off for 6 min and kicks back on. Could this be a roofing issue or HVAC issue?

It sounds to me like the ventilation is not functioning properly. Ventilation requires intake and exhaust, and a pretty equal balance of the two. Ultimately, you want one square foot NFA of ventilation (total -- split between intake and exhaust) per each 150 square feet of attic floor space. Things may be happening between the two layers of roofing as well. On a structure like this, I would not have suggested going over the existing roof.

There are both intake and exhaust vents installed. Do you have any suggestions on what i should do?
