TOPIC: I Have An Existing Metal Roof and Have A Question

Transition mid pitch to low pitch leaking

I have a situation where an extension was built off a 5/12 pitch which transitions to a 1-1/2 pitch the lower pitch roof is only an inch past the higher pitch roof. Some one tried to add flashing tape and sprayed flex seal on the outer edges of the tape. The roofing tape used had one side with foil and the adhesive side had a blue plastic film that needed to be removed. After installation it rained that night and a catastrophe happened. How do I repair it so as to avoid the same problem happing again.

I am sorry to hear this. There are many details I do not know including whether the metal roof panels that were installed are even approved for use on the lower pitch roof. I would always encourage you to contact the roofing manufacturer for thier input but at the very least, I'd say that the panels on the higher roof slope need to be removed, a pitch transition flashing installed, and then the panels re-installed.
