I live in Maine. I have a house built on a concrete slab. 2 story. There is an opening upstairs to the attic that probably was gonna be pull down stairs but the former owner never installed them. So the area (9 ft sq) was left open. I have an asphalt roof. Built in 2015. Former garage. Attic floor has approximately 5 inches blown in insulation. No ridge vent but end vents. Length of home 32' width 14'. Salt box design. Shorter roof on SW facing. Knee walls on both sides Lots of storage.
Of course I have warm air escaping into attic. And ice dams. A friend checked the soffits along both side of roof. Insulation in the soffits lying right on them. Again no ridge vent.
My question is if I have a ridge vent installed, gutters removed, and insulation ( Pink) remove from inside soffits do I need a new roof or should these "repairs" fix my problem. Thanks for your advice either way.
