I've put in a bid on a 5-year-old house. The inspector I hired noted that the nails in the metal roof are showing signs of rust and some of the rubber grommets are missing. Is this to be expected. If I were installing a new metal roof, I certainly wouldn't choose nails at all, let alone ones that rust. A friend mentioned something about hot-rolled vs. cold-rolled nails. I'm finding out the manufacturer of the roofing material this week. Should I be concerned about the nails?

Sure, this could be a concern and you're doing the right thing by seeking out the manufacturer and asking them. There is a fair chance that the nails could be replaced with quality grommeted screws.
