Future problems with screws and leaking

I'm interested in replacing my roof with metal roofing. Many of the roofing guys I've talked to have warned me that the screws have a gasket that can eventually crack and allow water to seep in and/or the screws can pop up due to expansion and contraction of the metal in warm or cold weather, causing leaks. Is this true?

Barbara, Gaskets would be a weak point in the system. Most hold up pretty good, however, if left exposed long enough...they do break down and require replacement. Bigger issue we see with exposed fastener roofing is from the guys over torquing them at installation. Eric Novotny
