TOPIC: I Have An Existing Metal Roof and Have A Question

Peeling paint on metal roof

Return to I Have An Existing Metal Roof and Have A Question

Return to Forum

In 1996, I had my dream home built in Salida, CO. I had replaced my roof in every house in which I lived in OK, where I grew up and lived for 50 years. In 2001, we had a 4 ft. snow and the paint on my roof started peeling. All of the green paint has peeled from my roof...leaving gray galvanized steel. I would like to have this eyesore corrected. Can you give me your professional opinion on the product and process which needs to be done to correct this eyesore. Thanks in advance. Judithanne

There are field applied paints that will work. Have you contacted a local contractor? Eric Novotny

I will add one additional note ... if the paint peeled due to a surface problem on the metal, or lack of proper pre-treatment, it may be very difficult to get good adhesion with a new field-applied coating. Have you contacted the roofing manufacturer to see if there is any coverage under the original warranty? Todd Miller

I, along with about 25 other people tried to get compensation through the court, but was given no compensation. My husband swears that the roofing company was planning on unloading the metal roofing portion of their company and we along with the others got the inferior product.

I am sorry to hear that. I am very concerned that it will be difficult to ever get good adhesion to these panels. I am sorry. Usually the reason for complete peeling / delamination like that is related to the surface of the metal and there just isn't anything I'm aware of that you can do in the field to change that. I am so sorry. Todd Miller

Would you recommend replacing the roof? I have a very expensive piece of property and a nice house. I would like to do something so it doesn't look like a dump.

I am sorry to be the bearer of bad news but I really feel, based upon the information I have and the photo, that that is your only option. Just to verify again though -- the coating has peeled away? It didn't just fade or chalk? Todd Miller

Yes, the color peeled. Thanks for your opinion and post on my emails.
