Standing seam vs Screw-Down Style

after meeting with several contractors now; we need to ask for help... - we know Standing seam is BEST vs Screw-Down Style panels; BUT... costs are actually quite a bit more and we want to understand the real differences... some contractors with great online ratings with either angies list or home advisor are recommending that we can use Screw-Down Style panels with screws that that have both sealing "special plastic type" plus metal cap washers that seal with no leaking on panels other contractors insist standing seam is the only way to go... Please advise if we can use the Screw-Down Style panels without having issues and provide the pro's & cons?

I'd say there are many good roofs being installed of both types. And ultimately, the quality of the install is about as important as anything. That said, with exposed fastened products, even with quality fasteners, you do have a lot of holes in the roof and you do not have allowance for expansion and contraction of the metal. The metal has to go someplace with thermal changes so that is working against the fastener and also the metal itself with holes wallowing out over time, etc. Exposed fastened products also are heavily dependent upon proper driving of the screws in order for the gaskets to seal well. With both types of roofing systems, you will want to know what type of coating is on the roof, how it is warranted, and by whom. Can you get a good exposed fastener roof installation? Absolutely. However, I do not believe that any one knowledgable of the industry will say it will last as long and be as maintenance free as a clip fastened standing seam will, provided both are installed well. Todd nailed it. There are some well done exposed fastener roofs, however, if you are looking for the most bullet proof, maintenance free, and long term roof, a concealed fastener is far superior for the reasons listed above. Eric Novotny
