We are considering a metal roof, the vertical panel. We have been told by roofers that if we install the the metal roof with exposed screws the screws will have to be replaced within 10 to 15 years because the washer dry rots, is this true? They said the metal roof with exposed screws are 1/3 the cost of the metal roof with hidden screws, is this true? Also, our existing roof has that green mosey stuff on it, would this have to be cleaned prior to installing the new metal roof - none of the contractors mentioned it? Confused, Dorothy

Dear Confused Dorothy, Hi! Thanks for your posting. I am not all that familiar with screw-down products. I have heard that, over time when installed over a wood substrate, the screws can back out a bit and may need to be re-tightened. I suppose the length of time this requires is based upon job location and other factors. The screws used today have neoprene washers with a metal cap that protects the washer. Again, life is based upon location and other factors but I would certainly expect the neoprene to last 20+ years. Yes, there is a cost differential between exposed and hidden fastener products. The best way to compare would be to get quotes on both from experienced contractors. Have the same contractors explain the differences between the two types of roof systems. Go out and look at past jobs they have done. Talk to past customers, etc. Good luck. I hope this helps. Todd Miller
