We have been told that if we put a metal roof on our beach house the warranty may be subject to an investigation of the damaged piece of roofing to determine if the the damage had been caused by salt air/water. Is this right?

Each manufacturer will have their own "take" in regards to warranties and coastal applications. What you described could be the case with some products but I know for a fact that it will not be the case with all products.

We are talking with contractors to replace terra cotta s tile roofing with metal roofing at our beach house. We have been told that there is a manufacturer's "salt water warranty", available only with factory applied permanent color metal roofing. We have been told there is only an installation warranty (6 months) if unpainted metal roofing is installed in a beach location.
Any comments?

The product warranty will vary from manufacturer to manufacturer and, particularly with steel products (in comparison to non ferrous metals), you may find some products have coastal limitations. You really should investigate this directly with the manufacturer of the product you're considering.
Workmanship warranty comes form the installing contractor and will vary from contractor to contractor.
Don't hesitate to get multiple bids and to check with references of previous customers.
