We are considering a coating for our metal roof on a 48,000 sq ft building. Condition=Good. The coating consists of a elastic membrane layer and then a ceramic impregnated layer. The mfg will install over a fair condition roof and warranty for 10 years with extentions available. Have there been any industry wide issues with this process, if so what?

In my limited experience with this type of thing, one very important thing is that, prior to coating, the metal be very clean and free from debris, rust, peeling paint, etc.
