I am wanting to make an offer on a house that has $400 plus a month utility bills. The house has a lot of roof area, pitch is about 2 1/2 with alsphalt shingles and very little ventilation. I would like it to be as energy efficient as possible. What would be best roofing material and best way to ventilate?

Suzy, AZ is certainly a candidate for several things from a roofing and energy efficiency standpoint...asphalt being at the bottom of list. Some more details on the construction of the home (attic vs. insulated roof) would help. Eric Novotny

Only certain metal roofs are suitable for that low pitch, primarily many standing seam options. I would suggest eave soffit vents and a ridge vent provided the manufacturer approves ridge vent on that pitch. Todd Miller
