Our commercial complex has custom metal roofs similar to delta style originally painted blue. They are peeling badly. We hired a contractor to paint the roof on one building. It only lasted a couple of years and started peeling again. I saw a product used on a home improvement program that was a coating used on old metal roofs to cover rust and old paint prior to re--painting that would make the paint stick. I didn't see if it was an asphalt/tar product or even the name so I could track in down. My question is: Is there such a thing or do we need to re-roof?

Linda, I do not know specifically what product you saw. For repainting, I suggest power washing and then using a quality primer followed by a quality top coat. Name brand paint stores will have suggestions for this. Ultimately, though, if the failure is occurring with adhesion of the original paint to the metal, it will be hard to stop the peeling. I would suggest contacting the roofing manufacturer and seeing whether you have a warranty claim. Todd Miller

Firstly, I would have contacted the original material supplier and ask him to look into why it was failing. If the original paint was peeling down to the bare metal and it was painted over then any original paint not removed will be liable to continue peeling after a couple of years despite the new paint over it. It basically comes down to proper preparation of the substrate and choosing the correct finish material that is compatable. This is still the case where the substrate needs to be stripped down so that it has good adhesion. Then it probably needs to be primed and the finish surface applied. There are some very good systems out there however there is a price. I would try and talk to an established commercial painter in your area. Try referancing him from an architect and they can generally tell you the problem and a solution.

I had a metal roof installed on my home less than a year ago. After about 5 months I noticed small white spots on the metal. I have contacted the company who sold the roofing materials and they tell me that they will have to investigate it....what would have caused this and how can I correct the problem. I now have spots where the paint is peeling and rust spots starting in these areas.

I really cannot answer this, certainly not without seeing pictures and, even then, full analysis of the actual product by a chemist would be essential for an accurate answer. I strongly urge you to find out who manufactured the roofing and take this up with them as a warranty claim. Feel free to email pictures to me if you like. [email protected]
