I am putting together a budget for an HOA that has corrugated metal roofing on their buildings, which has been purposely etched/rusted to provide the desired look. What useful life can they expect to get out of this roof? The community is located in Colorado and is subject to a fair amount of snow. Thanks.

This is a hard thing to predict and there are many variables including panel design, substrate, metal grade and thickness, and even installation. However, the life is probably diminished by the etching. I would anticipate about 20 years.
