I have a 6000 sf commercial building, typical steel frame-siding-roof. It is 30 years old and has developed some roof leaks. Is it possible or practical to install a metal roof (ordinary 5v panels) over wood stripping on top of the old roof, with 2" styrofoam insulation between the strips of wood? This would help with the enormous heat gain from the roof, which has only a thin layer of fiberglas on the insiide. Is there a better way?

Left this out - can the strapping be fastened to the old metal roof - or is that not adequate? Fred

There is a company called Roof Hugger that manufacturers a metal strapping that is profiled to fit directly over the old roof on the purlins which then accepts fiberglass insulation rolls with the new metal over. Call 1-800-771 1711. They have distribution across the USA and can probably recommend a contractor.

One should always chec the roof plane out prior to starting. First check the rafter dimmension at each and and in the middle. Then measure the eaves and ridge length. Then you can check corner to corner to see if the roof is square. Best bet is to use the old 3-4-5 and create a perpedicular line square to the eaves. Then measure to each end of the roof to see if it is equal. Hope this helps.

WHEN INSTALLING NEW ROOF SHOULD YOU STRIP WITH 1X4 OR MOUNT METAL ON TOP OF CLOTH? ALSO SHOULD ROOF DECK BE 1/2 OR 3/4 THICK ? THANK YOU FOR YOU HELP.

This all depends on the system you have chosen. Assuming that you are referring to a vertical rib panel, some are designed to mount on strapping and some not. You really need to get the manufacturers recommendations for your area. Having said that you should be installing an underlayment. If your are just going to use a felt paper, then it must be supported on the deck and then strapped over. If you buy an upgraded underlayment, they are reiforced and can be installed either on the deck or over the strapping. While their primary purpose is to allow the roof to breathe and deal with any condensation, they are also a secondary membrane in the case of severe weather. Make sure that the underlayment terminates over the eaves. Hope this helps.

There are many options when it comes to metal roofing. Those include: Intsalled over decking or battens? Through-fastened or clip -fastened? Concealed or exposed fasteners? Type of finish -- aggregate or painted? Quality of painted? Base metal -- galvanized, galvalume, aluminum copper, etc. Verical seam or a facsimile product? Profile of vertical seam, or profile of facsimile product? My best advice is to use this website to find some products you like. Once you choose some products you like, the manufacturers of those products will gladly help you with installation information pertinent to your new garage.
