I have heard that the metal roof rusts around the screw holes. Is this true. Also that the rubber bushings dry out. If the rubber bushings dry out how often and is it under warenty?

Most of the screws will have metal caps over the rubber grommets which helps provide protection.
Warranty information must come from the individual manufacturer.
Quality fasteners are important.
