My husband and I are needing to rplace our roof of only 13 years. The home is only 13 yrs old as well. Roof pitch is only 3:12. So, to keep from having to replace our roof every 10-12 yrs, we are going to have a metal roof installed. We have had 5 contractors come to our home and give us estimates. However, they almost all had different types of the metal roofing from: standing seam, corragated, architectural as well as those that resemble shingles. We also have an additional room added in the back of our home with a pitch of only 1:12. After hours and days of research, we have decided that the best option for our home with the possible best outcome would be the standing seam. However, we have been told that we should use rubber on the 1:12 pitched roof. I don't like the thought of this. I would like to try to use the standing seam for this roof as well. What do you think? Any suggestions. This whole process has gotten to be very frustrating. We liked the architectural for the 3:12 pitch with having the standing seam on the 1:12, but thought best against this. Any comments/suggestions. Any would be of great help.

Mechanically seamed standing seams can be used on 1:12 pitch. Most "snaplock" panels can not. Todd Miller

Todd is right. You need a 'tall' standing seam on that low of pitch. A 3" mechanically seamed panel will do it. The contractor has to be extremely diligent with the transition and the eave. The mechanically seamed panel is more expensive than a snap lock. We have used a combination of both panels on the same project. You just get the panels the same color.
