HI, I've read most of the messages about ventilation but need this answered: we are experiencing leaking in our metal roof due to poorly designed/improperly installed roof vents. We were told by a professional roofer that we don't need roof vents because we have soffit ventilation. He said that for asphalt roofs the ventilation is needed to help with the temperature regulation. I have read plenty of documentation to suggest that either a ridge vent or other vent is required in order to draw the air up and out using the soffits. Do soffits serve both activities? Is it a requirement to have additional roof ventilation with a metal roof. Construction is: interior drywall, vapour barrier, R40 insulation, tyvek, roof. If we can just get rid of them that would be the easiest solution but I don't want additional problems. Thanks,

Soffit vents act as intake. You need exhaust vents such as a ridge vent for them to feed. The International Building Code requires ventilation in all structures. The need for venting out excess heat and moisture really has nothing to do with what type of roof is on top. Todd Miller

did you notice the moisture problem on the lower roof? It appears moisture is getting into your soffit and leaking down your wall. We will also vent at the wall where the lower roof attaches otherwise the lower roof is never vented.
