Dampness

Last year we had a metal roof installed on a house we rent out. One area of the roof which is almost flat and had an existing rolled roof, is over a small efficence apartment that is only used occasionally. Since the metal roof was installed we have had a terrible problem with dampness, the linens, beds everything feels wet. This only seems to happen in the summer and since the metal roof was installed. We did use a dehumidifier which filled up in a matter of a few hours. We can't stay in there the way it is, any suggestions.

Nothing else was done at the same time? Vents were not removed? Siding or windows were not replaced? Todd Miller

Thanks for the reply. No other changes to windows or siding, he wasn't suppose to remove any vents and I have no reason to believe he did. This is a 1 store, 1 bedroom efficency appartment attached to the main house. We have owned for over 40 yrs, and never had this problem before the new roof.

you say almost flat roof? First I would make sure the steel roof is rated for the pitch you have. Second if the upper roof is in poor condition it is possible the shingles are saturated and are leaking into your soffit and behind the sinding. The moisture will then travel under your steel roof and cause the dampness. It may not show when its raining but maybe a day or two later

metal can conduct cold faster than other products so that may be an issue. I still suspect you have less ventilation than before though. Todd Miller
