High bid ridiculous

We are having a house built. I asked the builder to get a bid on a metal roof (panel style). He came back with one bid. 2100 square foot house. 10/12 pitch. 3 gables. I believe somebody is trying to retire off this one house. The bid is: BHP Skyline 26 ga. galvalume coated steel roofing with SMP coating on 1 layer of 30# ASTM felt. $18,927.00!! The felt, Tamko TW underlayment ILO 30# ASTM is $1,323.00! Doesn't a roll cover 400 squares and cost aroung 10 bucks? Thanks. Michael.

As an asociation we are not able to talk about price however I will offer the following comments. The system you descibed with Galvalume steel with an SMP coating is a good standard system for metal roofing. Remember that you are installing a lifetime roof system and it needs to be done correctly the first time. Ask the contractor for referances and check them out and don't be afraid to get a second quote and check them out as well. Alos aks your builder for a review of the quote and to break it down in more detail. As to felt normally there is about 400 square feet in a roll and it is specified by the building code now to be fastened down well with button fasteners. Add in your labour on this and you may find that you have a deal.

Allan, thank you for your input. I did ask for a breakdown and was refused. I did some research on the WWW and found a typical install to be between $6,000 to $8,000. Needless to say, I am getting additional quotes. Thanks. Michael.

Yeah, but is that 2100 sqr ft on the roof - or footprint. $5 per sqr ft installed including quality u/layment, deck tite protrusion flashings etc is standard. Non walk roof pitch? - upcharge for level of difficulty.

Would you be willing to give me an idea of a fair price on a quality Concealed Fastener Rolled Seam Steel Roof? The requirement is for about 1500 sq. ft. print of a 1 on 3 pitched gable end roof (low pitch). Also the job would require removing and trashing two layers of existing old asphalt roofing. Is there any rule of thumb per sq. ft., etc.? Bill
