Hello. I have steel shingles. I've had three huge hail storms in the past 1.5 years. All insurance adjusters have denied the hail damage claim to my roof. However, all have concurred that there is hail damage to the roof. Currently, every 2-3 inches of the entire main roof, there is chipping on the baked enamel coating consistent with hail damage. In my opinion, this will effect the integrity of the roof eventually, am I correct?

In Texas, if you are accepting a discount for having an impact-resistant roof, you do waive your right to replacement due to cosmetic damage. If however you have not been accepting the discount, I would think they would replace your roof. The areas of missing coating could somewhat affect product life though if the roof is galvanized steel, you still have protection from the galvanization. The coating on your roof appears to be a PVC coating which tells me it is a few years old. If your roof is steel, it was manufactured by Berridge Manufacturing there in Houston. If it is aluminum, it was manufactured by Great American Roofing which is a company that has changed hands a few years ago but the previous owner retained liability for product they produced. I do not know for certain the product may have carried a warranty for chipping due to hail. You may wnat to make an inquiry with the manufacturer. If you email me at [email protected] I can put you in contact with either company.

Todd, I wanted to thank you for the information you gave me. Now, the insurance company has accepted my claim. I would like to know my best option on replacement. Since cost is an issue, and the insurance company is depreciating by 20%, I was thinking I would like a standing seam metal roof replacement. What are your thoughts? Can you recommend contractors in Houston that are experts in metal roof install? Do you do that? attached as a reminder is a picture of my roof, along with a picture of a standing seam that I like). As I have never had any work like this done, I am wondering what to do about a large skylight - i.e., whether to replace it or if there is such a thing as a see-thru solar panel that can be put in its place while installing. Any suggestions! Btw, this site has been extremely helpful to me in doing research! How can I thank you? Renee Rogers

I think to some degree just finding the profile of metal roof you like best and best fits your home is important. There are then some considerations pertaining to base metal and paint finish. If you email me at [email protected] I will send you my article on metal roofing which may be helpful. Once you choose a metal roof, find a competent installer as well and also chekc with the roofing manufacturer for skylight flashing methods.
