I had a metal roof installed several years ago. There are two vents on the house. One is over the upstairs bathroom, the other over my kitchen on the lower roof. I do not fully understand these vents but know they are necessary. House was built in 1890. The vent over the kitchen was made by taking extra roof metal and making a cone then adhering it to the roof with caulk. When removed there is a hole in the roof. Vent in upper roof is PVC wrapped half way up with roof material. I cannot see how it is attached to roof. Four months ago my basement became very wet and mold was on my walls. A neighbor noticed the caulk missing from the vent. I called the roofer, he came out and recaulked. My basement dried up. Had to call contractor again as caulk is now gone and my basement is soaked. What is going on? Is this a rain issue or as I've been told, plumbing? I was told vent flanges need to be installed. Are they to be put on from under the panel or ontop? Does hole in lower roof pose a problem if flange vent is installed? I am not to excited about letting this contractor nail into my roof. What do I need to watch for and ask when he comes out again? What type of flanges should he use, best caulk etc. etc. Does description of vent on upper roof sound correct? I am beginning to doubt this contractors competence and wondering what he put under the roof. Could this also contribute to what is going on if was not done properly? HELP?
