TOPIC: Galvalume

Gavalume 5 V and Standing Seam Roofs

I am a general manager of a community which the developer installed both Gavalume 5 v and standing seam roofs. The ages of the roofs are near 15 years and I am wondering if there should be some maintenance (sealing around fastners, roof coatings) that we should be considering to prolong the function of the roof and the looks. Due to the proximity of the area, the manufacturer (Bethlehem Steel) only gave us a 5 year 6 month warranty on the material - in lieu of 30 years. I don't want to consider a roof coating if it is NOT recommended or NECESSARY, or if will require re-coating. I had heard that the sealant around the fasteners/screws over time will fail - if not re-coated. Thank you!

There is no regular "required" maintenance schedule. I would encourage you though to hire an experienced roofing consultant or contractor to come take a look at things and give you an opinion. Todd Miller
