Hello,
My wife and I are building a house in The Florida Keys. We're at the point where we need to decide on a type of roof. I was originally going for the metal roof, with vertical panels. I just thought it was
more "Keys". However, our contractor said the tile roof gives more "value" to the house. What are your opinions on that?
To be honest, I'm really leaning toward metal, even though my contractor prefers tile. So, if I do go with metal, WHAT should I get? I'm not planning on selling this house, I plan to build it, keep it, and give it to my kids. I'm also not handy, so I'd like something low maintenance, and we're on a budget. Which brands are best "bang for your buck", which types steel or aluminum, which color is best for HOT and WET weather, what about hurricanes?

As an association of competing manufacturers, the MRA, obviously, cannot suggest one manufacturer or product over another. We really appreciate your interest in metal, though, and I will gladly tell you some things you might want to look for. If you contact individual manufacturers and inquire of their products, they will gladly answer your questions directly.
We certainly believe in the longevity and other benefits of metal over tile. In many cases in your area, folks might be more familiar with tile, though, and, hence, more comfortable with it. Key West, though, is full of metal roofs and many of them are original to the buildings built after the fire in the early 1900s.
In looking for a metal roof, you already are mentioning the things to consider: panel design, metal type, and coating.
For wind resistance, you might inquire as to whether the product has Dade County approval.
You might inquire as to how the product allows for the expansion and contraction which metal undergoes during temperature changes.
For energy efficiency, there are studies showing that lighter colors are more relfective and will reduce heat gain. Also, there is now emerging technology which, even in dark colors, gets good surface reflectivity.
However, I want to stress that strong attic ventilation is still extremely beneficial to the overall roof performance. Also, some metal roof panels, by design, have airspace between the metal and the roofdeck and that can block heat transfer by conduction.
Color doesn't really have an impact regarding rain or wet weather.
As far as maintenance, inquire as to what warranty the roof panel would carry in your salt coast environment.
I love the Keys and certainly wish you the best with your new home! I am quite envious!
