Near Flat Roof

I have a metal roof that was installed some time ago by the previous owner. The slope is less than 1 in 12. Thus, it leaks around the screws. I have had recommendations to remove the metal and install a rolled rubber roof. I have also had a contractor suggest "tarring" the existing metal roof. Raising the slope is not possible. It would block windows on a 200 year old home. Which makes the most sense: try to salvage the metal roof, go rubber or tar the metal roof?

I think you indeed have a metal roof that was not intended for that pitch. No amount of "tarring" will provide a lasting solution. A rubber or pvc membrane could be installed, or a mechanically seamed metal roof intended for that low pitch.
