My boyfriend and I purchased a home last year with a 30 year old roof. The home inspector said a new roof would be needed in 3 years. Well, we need a new roof now because we have some soft spots and moss on the roof. The house is a chalet (1200 square ft). We were told we needed a tear down (which of course is very costly) but now it was suggested that a metal roof may be an option for us. We did not anticipate such an expense so soon. Can we put a metal roof over this roof even if we have some soft spots. Will any dampness dry up under the metal roof? What about leaks? Do we need to insulate between the existing roof and the metal roof?

Moss does not mean much in itself however the soft spots are of concern as if it has been leaking then they need to be repaired as mold could be present. Best to just open up an small area and have a look and then patch it back. If it is a vaulted ceiling then the building code states that you need to provide 1" minimum of free verticaly air space over the insulation so a metal roof is an excellant choice. Choose a system that can go on strapping and then have the roof counter strapped vertically to provide the air space and make sure the eave and ridge details are vented. Choose a lighter colour or even an energy star approved colour and you will qualitfy for a $500 tax credit. This type of system will keep your home cooler in the summer and warmer in the winter without adding insulation.

Can you explain strapping please. Also, The house has brown cedar shakes which we will stain next summer, wouldn't a red roof be best or what would you suggest as a lighter color? I've seen the term underlayment - does this mean 2x2s over the existing roof or some other insulation?

Strapping is lumber. Underlayment is a moisture barrier required by code such as #30 felt paper. Energy Star rates metal roofs. If you want to save energy select a product that carries a rating.
