Hello, I am doing a report on the pros and cons of three different types of roofing materials for a convenience store: standing seam metal roof versus shingle roof versus spanish tile. Looking for any information on pros and cons not related to cost.

You are comparing three very different products ... different looks, different weights, different life expectancies. What specific points are you trying to compare?
A lot of times for a commercial building, aesthetics mean a great deal -- metal offers great color choice and you can also get metal roofs that look like tile, shingles, slate, shake, etc.
Tile generally cannot be used well on a steep pitch mansard if that is what the building will have. Also, you must deal with the weight of the tile.
All three products generally have a minimum pitch of about 3:12 though there are metal systems which can be used at lower pitches.
