Hello, I am doing a report on the pros and cons of three different types of roofing materials for a convenience store: standing seam metal roof versus shingle roof versus spanish tile. Looking for any information on pros and cons not related to cost.

You are comparing three very different products ... different looks, different weights, different life expectancies. What specific points are you trying to compare? A lot of times for a commercial building, aesthetics mean a great deal -- metal offers great color choice and you can also get metal roofs that look like tile, shingles, slate, shake, etc. Tile generally cannot be used well on a steep pitch mansard if that is what the building will have. Also, you must deal with the weight of the tile. All three products generally have a minimum pitch of about 3:12 though there are metal systems which can be used at lower pitches. Todd Miller

Metal Roofs are also a money saver in the long run. Most insurance companies offer up to a 10% discount for people/business with metal roofs.

Thanks David. Insurance discounts, if available, will vary from company to company and from state to state. Todd Miller
