I just purchased a property that has a building (warehouse) on it aprox 32' x 37' (no heat or insulation). I need to replace the roof as it leaks bad. I want to go with steel roof. Pitch is no less then a 1:12 pitch and no more then 2:12. What type of roof should I go with? What is needed to prepare the roof for steel roofing? I was told to run 2x4's every 2 feet and then attached the steel roofing to the 2x4's. Also, the 2 sides and front of building extends above the roof line. So the 2 side and front would be butted up agains the brick. How would this be sealed to prevent water from entering? Thanks for your help

what is the most common underlay used to attach sheets of metal roofing? What keeps water from leaking under the screws and the edges of the roof line? Ande

Underlayment is truly a moisture barrier in that it allows air to pass through while trapping any moisture on the surface and is installed directly under any roof material. It is not used to attach metal roofing to the roof structure. At the eaves of a roof, unless the roofing has a built in drip edge, then with vertical sheets one should form a drip edge or apply a seperate metal edge and with a sealing strip seal them together. It is al;ways best to contact the manufacture and get their instructions. As to the screws, painted through fastened systems use a screw with a rubber washer to seal and allow for expansion and contraction and remember not to evertighten the screws as it will distort the washer and could cause the roof to leak.

You are into a very specialized application and I would need a considerble amount of information in order to best help guide you. You will need some type of membrane roofing material to do eash side taken up under the metal roof for a ways and ensure that you have positive drainage. I think if you were to have a metal roofing contractor look at the detail it may be cheaper to have the roof redone with the existing material. Sorry.

Hi, i am very interested in a metal roof for my home. I was wondering if you could please steer me in the right direction for a supplier in my area plus any information on installation of a new metal roof. We would really like to do this ourselves. We had all intensions on putting a new shingle roof on very soon, but I have fallen in love with the blue metal roofs I have seen recently while in upstate PA. visiting.
