first, let me say, this is a great forum, and I appreciate the other answers I've gotten. second, let me say I understand about the anti-trust stuff with pricing and associations Third, I still want to ask this question: I realize metal roofing has a spectrum of costs... but where does metal roofing compare in initial installation costs to other forms of roofing? I guess another good follow up would be: if metal roofing lasts X years, how long does A, B, C type roofs last? thanks, Tys

As a "ballpark," it is not unusual for a good quality residential metal roof to be 2.5 - 3 times the cost of a good quality fiberglass shingle. The payback does come in terms of longer life, lower maintenance, increased home value and beauty, and energy savings. There also can be insurance savings in hail-prone areas. With any genre of roofing though you can expect to get what you pay for. The more durable roofs will cost extra. Most quality residential metal roofs will have warranted lives of 30 years or more, often 40 - 50 years. However, with metal roofs, the warranties often apply to the coatings or finishes on the roofs. In most cases, the roofs, could be re-coated at the end of 30, 40, or 50 years for another similar life period. There are many metal roofs in my area of the country, on houses, dating back to the late 1800s. Thanks for considering metal. Todd Miller
