I am considering the purchase of a modular home.Will I be able to put a metal roof on? I live in the Northeast where cooling is not as much a problem as heating.Any suggestions? TIA

The term Modular can cover quite a range. Metal roofing is one of the most adaptable roofing for the full spectrum of roofing and I'm sure there will be a number of systems to meet your needs. When you talk about heating and cooling it is important to know the type of roof assembly. There is a sloped cailing "Cathedral" type which contains no attic and the flat ceiling homes with an attic. The most important aspects of the roof assembly construction is to ensure that there is a good air barrier to the inside (warm in winter, insulation, vented air space, a good moisture barrier and then the roof. The vented air space will stop the heat transfer and eshaust it out keeping the home cool in the summer and in the winter the vented air space exhausts any heat loss from the ceiling elliminating condensation and possibly ice damming on the roof. Always contact the manufacturer of the product you choose to get their recommendations. Good Luck.
