My 7 year old house has a 26 guage exposed fastener metal roof system. It has been leaking almost since we bought the house. Will a coating "seal" the roof? I am looking to sell the house in a few years and need a permanent solution to my problem. I really don't want to invest in replacing the roof.

I would suggest that you find an experienced metal roofing contractor to do an inspection and try to determine what is causing the leaks. Yes, there are elastomeric coatings which can help seal some problems but normqally those come into play when leaks are due to age corrosion. In your roof's case, I have a hunch there are some initial installation problems causing the leaks and those are what actually nheed to be addressed. Todd Miller

Yes, you are correct on the installation problems. I have been told by several contractors that the wrong material and screws were used on the inital installation. The screws are backing back out of the roof. I have gotten several estimates to replace the whole roof (approx. 35 squares) ranging anywhere from $8200 to $15,00O. I have been told by several contractors if I replace the roof with 29 guage metal, use exposed fasteners and have it installed correctly, that it will not leak. My house has 3 gables, lots of angles and very steep slopes. What are your thoughts on their suggestions? Needless to say, I am very nervous to spend that kind of money and have the same problems in the future.
