School Roof

I am with the Board of Education in Cherokee Co. Centre, Alabama. One of our schools needs a roof for their AG and Home Ec. Dept. and we are considering a metal roof, I have no idea as to what we need or how to bid this. Could you tell me what gauge roof would be best and is there different kinds and what about a leakage warranty or water tightness warranty. Also, would it be best to leave old roof and put metal on top or leave old roof and put metal on top of it. I guess I just need some specifications, I have several bidders but everyone of them says something different and I thought maybe I could get and idea from you. looking forward to hearing from you.

Carol, I am very sorry but you bring up many very complex questions. I am not sure how much I can help you. I will try though. Warranty information eneds to come form the roofing manufacturer. Do not make this purchase without knowing who the manufacturer is and then talking to them. Make sure they are okay with the project as specified and make sure you understand their warranty. Normally, though, a materials warranty comes from the manufacturer and the watertight warranty from the installation contractor. As far as gauge, the lower the number, the thicker the metal. 24 gauge is common but gauge is not the only factor in making a good roof system. Product design is also critical. Find out what testing the product has gone through. As far as going over the old roof, it really depends on the condition of the old roof but it is not uncommon to go over old shingles. My best advice -- find a roofing product you like, talk to the manufacturer and develop specifications for the project and then bring those to the contractors so that everyone is bidding the same thing.
