I have a few concerns about the standing seam metal roof on my Michigan home. The house is a two-story 4 square style house with a hip roof and old style standing seam metal roof, and a one-story addition (probably two) added with a similar hip style roof. There is an obvious area on the roof where the likely second addition was made. I say that because the standing seams don't align and they aren't continuous. This house was built in the late 1800s and it is unknown when the addition was made, though I suspect it was the 1950s. Most of the roof is in good repair, but there is one small area of green/dirt that needs cleaning (and recoating?) and one with some new rust from the winter. I have no idea how old the roof is either, but it has some problems and questions... 1. There is no ventialtion. This has led to ice forming and damaging some of the soffits. •Question A: Is there a good way to add ventilation to an existing standing seam hip roof? •Question B: Can I remove ridges and replace with a new ridge vent? •Question C: Can I replace soffits without damaging the roof? 2. On the addition there is a strange ridge cap. It is round and raised. Is this a vent or ornamental? The area where the second story overhangs the addition, this ridge is damaged and dented (but not punctured). Before the winter, I covered it with roofing tape just in case. •Question A: Can I remove this and replace it with a vent? 3. Some areas need to be repaired. The porch leaks and I discovered that underneath there is a cedar shake roof that it is covering. I won't know the level of rot in the roof of the porch until I remove it. •Question A: Can I remove the roof on the porch and replace it with the existing standing seam roof once I repair the rafters and lay some appropriate sheeting (OSB)? If so, how would I go about doing this? •Question B: For areas showing a bit of weathering (even some minor rust) what should I do to repair the roof? Coat it? I thank you for your help. I don't think I can afford a new roof and would like to keep this house as historically accurate as I can. The second story on the original house is not finished and is used as an attic at the moment, but we have plans to finish it in the future.

Thank you so much for your detailed question. Chances are that most of the things you're talking about can be done. Also, I do have some instructions for cleaning and repainting roofs which I can email to you. There are also many different options for "metal roof restoration" systems which can be found through a Google search, usually involving elastomeric coatings. Is there any way at all that you can send me some photos of your roof and house? I think I could provide better advice that way plus, once I have your email address, I can email some things to you. Thank you! I probably won't be able to take photographs of my roof until this weekend, but I will send them as soon as I can. Any information you can send me on metal roofing repair, etc. would be very helpful. I have tried doing seaches on the Internet, but most of them haven't provided me with the information I was after. I will try that combination of words. Thanks again. Note: I also sent you this as an email.
