SOUTHERN ACADEMY IS LOCATED IN GREENSBORO, AL. THE SCHOOL IS ABOUT 30 YEARS OLD WITH SOME PARTS BEING ONLY 5 YRS OLD. OUR PROBLEM IS THIS: FOR THE PAST SEVERAL YEARS, SOME OF OUR CLASSROOMS ARE FLOODED WHEN IT RAINS. WE HAVE BEEN TOLD THE PROBLEM IS THE WASHERS HAVE ROTTED AND WORN AWAY FROM THE SCREWS AND THE WATER IS THEN SEEPING THROUGH. OUR SCHOOL IS DIVIDED ON HOW TO FIX IT. SOME SAY THAT YOU ONLY NEED TO REPLACE ALL OF THE SCREWS AND USE THE EXISTING METAL. (ALSO, NO TAPE WAS USED TO SEAL THE SEAMS) OTHERS SAY THAT SINCE YOU ARE PULLING UP THE METAL AND TAPING AND REPLACING SCREWS YOU SHOULD GO AHEAD AND USE ALL NEW METAL. SOME OF THE METAL IS RUSTED IN CERTAIN AREAS. DO REPLACE ALL OR JUST WHAT IS VISIBLY DAMAGED? HELP!!!

Not all panels of this nature require tape on the seam. The factors include the formation of the panels and the pitch of the roof. Have you gone back to the manufacturer with these questions? I have heard of some success with replacing screws. I would be concerned, though, that trying to remove the panels and tape the seams will be tough. The surfaces where the tape is applied would have to be very clean. I am also concerned about the rust, and the possibility of rust on the back of the panels from the water infiltration.
