I am planning on having a metal roof installed on my home. I was recently informed that the metal roof manufacturers require, or suggest, that the washers beneath the exposed metal screws be replaced every ten years, and that the replacement screw must be one size larger than the original screw. Is this correct? Travis Grubbs

Travis, I am not familiar with this recommendation but my company does not produce that type of metal roofing either. Contact the manufacturer of the roofing you're considering and then can certainly tell you of any such requirements they have. I really do not think there are any manufacturers suggesting this though. Todd Miller

I just thought I would add to Todds answer. Residential metal roof systems are just that a system and they are only as good as the weakest link which could be the building itself, the attachment, the instalation, the product design including the material. Attachement is an important element. Most of the screws available at building retail centers are lighter gage, quality and are meant for siding in utility buildings. Check out the manufacturers recomendations and ICC product approval which will indicate that it has been tested, with what fasteners and how to attach it. There are a number of good quality screws available such as stainless with cap washers and high quality rubber washers that are designed to last. Also make sure that the right gage is used. The larger the diameter, the better the bite and holding power. We recommend at least a #10 dia screw. Hence buy the right screw and install it correctly and yopu will not have to replace them in ten years.
