I am building a 6000 square foot home in Scottsdale AZ and really want metal roof. I have had a couple of contractors give me prices that are three times the cost of concrete tile.
I had expected a 30 to 50% premium but nothing like this. Am I getting hosed?
I have specified the Gerard shake in a color called San Remo.

I was comparing your info on apporx, cost of metal roofing compared to cedar shakes, as being similar in price. I would like to repalce my old 20+ yr. old shakes with standing seam. I have a simple 5/12 pitch, no valleys, 3 chimneys to flash, with easy access for tearing off and delivering materials, as my driveways can access the both buildings. My first quote did not include snow guards. and his cost was 50% higher than the pressure treated wood shakes at $ 935.00 a square for 28 ga.. The existing decking is plywood, paper and lathed. They recommended removing the lath and old paper for fastening directly to plywood. What about condensation underneath and proper ventilation? What do you think of the cost? cost

I would also remind you that roofing is a critical part of your home. Finding the right product and having it installed properly is critical.

Regarding condensation, most residential metal roofs are installed over plywood decking aqnd underlayment. However, make sure that the product you chopose is being installed properly.

I am a consumer also and like you, I wish to have a metal roof placed on my home. I have researched and found the metal roofs ARE about three times as expensive as that of a standard roof. I believe there is some truth in what Todd had written about getting a few more quotes. I am in the demolition business and I tell my clients that we know we are not the least expensive, however I know we are the most inclusive when it come to caring for their demolition needs. I suggest they get a few more prices and have even suggested other firms to go with. I expect the steel roof I am looking at will last far longer than the traditional 25-30 year asphalt shingles and I know I will have to pay more up front for that. Don't give up on getting the product you desire, but remember to check out the quality of installations from some of your contractors previous jobs. The greatest looking roof is probably no stronger than the care which was taken in the application and installation of it.
