Some metal roof systems are designed to go over certain existing roof materials in conjuction with the building code. They do not add a measured insulation value. If youchoose an Energy Star metal roof system you will gain in air conditioning costs from reflecting the suns rays out.

I have heard 3 different ways to put a metal roof on. 1. Put it on over shingles with a barrier, house wrap, in between. 2. Strip the shingles with furring strips, then add the metal on top of that. 3. Take all shingles off, leaving the felt, then adding the metal. Which is the best??????

You put me down as the author and I don't recall asking myself this question. The building code allows for a metal roof overlay on asphalt shingles provided it is less than 2 layers and that the roof structure seems sound and there is no indivcation of sags. You then must choose a product designed and approved to go over shingles. That means call the manufacturer and get their recomendations and check nout their product approval report which will tell you if and how to install it over shingles. It will also dictate whether furring strips are required or allowed. If it does not have one then beware. You do not use a house wrap under roofing. It is designed for walls only. Remember in choosing a residential metal roof system you are making a lifetime decsion and capital investment. Do it right and do it once. Remeber your existing roof failed. Identify why it failed and look for properties in your new metal roof to correct them. The building codes now look at a roof assembly. That is an interior air barrier at the ceiling such as 10 mil poly sealed at all penetrations, insulation, vented air space, moisture barrier (min 15-30lb felt) and a roof covering. The less insulation or lack of air barrier, the greater the ventilation required.
