warranty in costal areas

i have been told by a metal roof contractor that metal roof manufactors will not extend a warranty on metal roofs that are within 1500 feet of the ocean. is this true? if it is not then are there types of metal roofs that will come with a warranty in this circumstance and if so what is the cost difference.

It is my understanding that many if not all of the manufacturer members of the Metal Roofing Alliance manufacture quality metal roofs which would not have a 1500 feet exclusion. The difference is in the base metals and coatings used by these companies. While some steel products may carry some sort of exclusion (probably not 1500 feet), there are aluminum roofs with absolutely no exclusion. As far as price, we really cannot discuss pricing here as it is against our antitrust requirements as a trade association. Use this website to investigate products and contact manufacturers of products you like.

Todd, I must disagree to a certain extent with your reply. As an employee of a member company, and with over 20 years experience in this business, I am not aware of any panel supplier, member or not, that will fully warrant steel panels in this environment. Unfortunately, warranty documents are sent to owners who have panels in this environment leading them to believe the product is warranted. In reality, within the terms and conditions of all finish warranties, there is an exclusion should a claim be filed as a result of failure within a "hostile environment". Salt water is considered a hostile environment. There might be some metal panel products that may not have this exclusion, but I am not aware of any. Including aluminumn. The 1500 feet "exclusion" does not exist in print. It has been used as a "rule of thumb" for determining if the location of the panels is fully within, or outside of, a "hostile environment". There are many factors that must be considered when using any metal panel in a surfside environment and given those factors, steel may still be the best solution anyways, despite the "hostile environment" exclusion.

Most aluminum roofs will not carry this exclusion. Some MRA member manufacturers to check into: Classic Metal Roofing Systems, ATAS, Petersen. Todd Miller
