Do you have to clean a metal tile roof? Does the paint fade, if so, what color holds up the best? I live in South Florida and currently have a flat cement tile roof. I have to pressure clean it and then paint it. Some of the tiles were cracked so I had them fixed. I recently got hit by lightning and have some spots in the ceiling in one room. I have had a hard time getting a roof contractor to inspect it, for the insurance claim, with the hurricane situation down here. I would love to get rid of this roof!

I also live in S Florida and presently have a green metal roof that I am finding is a challenge to find someone to clean it; they are slippery and mine is steep. It is covered in algae and looks horrible. If I would have known that the roof would be such a challenge to clean I probably would have avoided it. I do have to say though, it weathered Hurrican Wilma with no damage. I could hear the branches and limbs slamming into it and thought it would be all marred...nothing!

There are various grades of paint systems available. However, the highest grade paints are generally recognized as Kynar/Hylar coatings which do carry substantial fade and chalk warranties. The best coatings are formulated to perform well in any color but historically, since you asked, very "rich" colors such as deep blues and bright reds have been most difficult to hold color on. (By the way, we'd love to see you get rid of your tile roof, too! Heehee!) Todd Miller
