We have a leaking metal roof around vent pipes. Original contractor kept our old vent pipes from our shingled roof. Two of the pipes are metal, one is rubber. Their solution was to keep applying silicone caulk, which did not stop the leaks. Contractor #2 applied boots to one rubber pipe, and to one of the metal pipes (one metal pipe is left with its square metal base on top of the ribs). Still leaking. Is it acceptable to keep the original vent pipes from the shingled roof?

The exact method depends upon the roof panels being installed. General;ly, though, the old flashings are removed and a new flashing is integrated into the roof system.
Can you contact the roofing manufacturer for advice?

Yes, we may try that. Thanks. We have gotten another roofer out here that says he needs to take up the boots that the second roofer applied (and in the process will probably damage the metal pipes and they will need replacing), remove all of the gooped on silicone, and apply "butter" to seal against further leaks. I am so sick of this -- apparently good roofers that are willing to take on the repair of a leaking roof are hard to find.

I to have had leaking problems around vents on my metal roof installed after Hurricane Ivan in Destin Florida. I founf out that originally my roofer had failed to put sealant around the rubber boots. Even with the silicone sealent, the leaking has persisted. I finally sprayed some foam spray sealant fron the attic side of the leak. I noticed today after a good rain, that the vent pipe was still moist, but not nearly as wet as before. Is there any foam doughnut that can be applied from the attic side to better seal the holes? Even if sealed, can water still get in under the ridgecap and run down my shingles and enter the hole? One of these days my garage ceiling is going to fall from the water. Are there any other solutions. I am tired of waiting on my roofer to fix the problem. He has been terrible! My e-mail is [email protected]

This really needs to be addressed from the outside of the roof, not the inside. Can you send me photos of what these currently look like (from the outside). My email is [email protected]
