I am in the process of getting estimates to install a standing seam metal roof on a 2 story heated garage with an apartment on the second floor. I am located in upstate NY (heavy snowfalls and very cold temps)The existing shingle roof has a ridge vent but no soffit or gable vents. I am concerned about condensation under the new metal roof and have come up with an installation plan that I believe will work, although none of the roofers in my area seem to be familiar with this method. My idea is to strip the existing roof and cover it with 30# felt, then fasten 1X4's vertically on both the lower and upper portions of the pitch at 2 ft intervals. Next I would fasten 1x4's horizontally on top of those, again at 2 ft intervals. This will result in a 2 inch buildup above the existing deck, and leave a 2 inch gap inder the drip edges that could be filled with mesh ridge vent material to keep the bees & varmits out. This should allow good air flow under the metal all the way up to the ridge vent. I also plan to install a gable vent at each end. Is this a prudent strategy for my situation? Scott

The eave and soffit vent should provide good airflow. The addition of gable vents could throw off that airflow and short circuit it so I would not do that. Provided you install a metal roof which is suitable for installation over lathe rather than solid decking, this sounds like a good plan. Todd Miller
