Standing seem -- replace or repair?

I recently purchased a building with a standing seem metal roof that is need of repair or replacement. (http://www.mycave.net/mycave) The roof has a steep pitch and is at least 75 years old with a few leaks, and two old chimney holes -- one has been patched. Some people are telling me to have the leaks sealed and the roof painted, and I should be O.K. Others are telling me that no matter what I do, the old roof will probably leak again, and I would be better off replacing the roof. What is my best option? Are there sealing techniques that I can apply to the roof without losing the character and appearance of the standing seems? Is it possible to put a new standing seem roof over an existing one if the seams are pounded down? Thanks, Mike

We had a new standing seam roof installed on our home. The contractor didn't install it to manufactures specs with clips 18" apart - they are 36" or greater. The contractor wants to pull apart the panels and reuse them after installing the clips at the correct distance. Can standing seam roofing materials be reused and still maintain panel integrity?

This is a very difficult question to answer, especially without seeing the roof. If you'd like to email me photos, I could provide further comment. My direct email is [email protected] There are numerous systems for repairing metal roofs. Many of them involve elastomeric coatings as well as fabric mesh "patches" for bad areas. An internet search for "metal roof repair" will yield numerous options. As far as installing over the old roof, it really depends upon the configuration of the old roof versus the configuration of the new roof. There again, photos would be helpful. One option might be a recovery board of some sort over the old roof. Todd Miller
