I bought a small three storied house with what appears to be a tin roof which looks like maybe it's been painted white. The roof goes almost straight up so it's rather hard to do a visual inspection as it's almost unaccessible except for when dangling from a helicopter. My question; what would be the best way to go about cleaning and weatherproofing the roof. At present there are no leaks. The house is between 25 and 30 years old. I've read about EPdM liquid rubber. Is that something to look into? Thank you for your advice.

There are elastomeric coatings available.
I would suggest hiring an experienced metal roofing contractor to come do an inspection, sans helicopter. The roof may be just fine for many many years.
