I just had a house inspected that I'm thinking about purchasing and had a question for you experts out there. The inspector found the following information.
Roof-Type: Gable
Roof Covering: Asphalt/Fiberglass Shingles, Layered roof (two layers)
Valley Flashing Material: Sheet Metal, Lapped and Cut Shingles
Vent Flashing Material: Rubber Gasket on a Plastic or Metal Apron
They estimated that the roof was fixed/layered 5 or so years ago. They said the new roof was installed over the flashing and sometimes this flashing may fail to keep water out.
They suggested the roof be replaced in the next 5 or so years. I was curious on what all that includes and possible estimate on cost. I'm attaching a picture of the house for size.

Are you asking for information on metal roofing? I won't be of much help with other types of roofing.
