My house was built with two low pitch separate roofs (it was a split level). One of the roofs has a 2.2:12 pitch and needs replacement within a year. The other is even lower pitch (1.5:12) and was replaced about 8 years ago. Both are tar and gravel. I would like to replace the 2.2:12 with metal but I was told that for my type of roof I should replace it with two ply torch-on. One company assures me that a metal (zip-lock) roof at 26 guauge would be appropriate for my roof. If this is the case, would I eventually be able to replace the other section (lower pitch)with a similar type of roof when it will need replacing in a few years? I definitely would like metal roofs as they come with a lifetime guarantie while the torch-on come with a 10-15 years max material guarantie and the cost is similar for both within $1,000 to $2,000. Please advise as I need all the help I can get.
