New construction - 2006.
I am an inspector and I am concerned about the flashing details with this metal roof. I don't see too many out here, but these seem like they will leak in sooner than later, as they are "sealant dependant". Is this the norm with metal roofing?

Sealant exposed to UV will eventually break down. How quickly depends upon the sealant type. Flashing joints and miters are best sealed by applying sealant between the trim pieces or in a manner in which they will be protected from the UV. Any area in which this cannot be done will require periodic resealing.
