I would like to know if should use exposed fastener metal roofing on my 2004 Homes of Merit home with an approximately 3/12 pitched roof? I have been told that the expoosed fastener roof with neoprene washers are trouble prone, and that I will be replacing the wahers/screws in about 5 to 10 years due to our sun/heat here. It strikes me as strange that this wouild happen when I see so many of that type of roof here...many 40 or so years old. Is this just a sales pitch to up sell me.

Today's fasteners are good and help with this but, still, especially with a lighter built structure prone to structural movement, this can be an issue.
