I have two questions. My wife and I are thinking about replacing our shingle roof with a metal one. Our current roof is about twenty years old and begining to leak. My question is about fading of the colors, some one told me that some colors start to fade after four to five years. Is this true? Do the colors fade after four to five years? The second part of my question is about the screws, or rather the little rubber washers that are used to waterproof each screw. I was told that the washers have to be replaced every few years because of deterioration. Is this true and what can I do to prevent it? Thank You Ray.

There is a wide variety of paint finishes and products available. Email me at [email protected] and I will email you an article which will help explain these things.
Some paint finishes, primarily those sold under the trade names of Kynar and Hylar, carry fade and chalk warranties which are substantial.
Also, many metal roofs, especially those designed for residnetial use, do not have exposed screws.

WE HAVE A HOME IN FLORIDA AND WANT TO GO METAL. WHAT IF ANY ARE THE ADVANTAGES OF THE MILL FINISH VS PAINT OR IT IS JUST APPEARANCE??? ALSO, I PRESUME 26 GUAUGE IS SUPERIOR TO 24???

With steel, the lower the gauge number, the thicker the metal. That is opposite of what you'd expect. However, metal thickness is not the only thing that contributes to a quality roof system. Paint finish, product design, and installation all mean a great deal as well.
As far as paint finishes and clear coats, etc ... some finishes are higher quality than others. In most cases, warranty is the best marker of this.
